- License, Not a Lease
Your membership or booking grants you a limited, revocable license to use The Desk & Easel. It is not a lease and does not create a landlord-tenant relationship.
This means:
- No exclusive possession unless explicitly stated
- No tenancy rights under the Texas Property Code
- We retain full control and management of the premises
- Permitted Use
The Desk & Easel is a shared coworking and event environment designed for professional and creative use.
You agree to:
- Use the space lawfully and respectfully
- Avoid disruptive, unsafe, or hazardous activities
- Respect the shared nature of the environment
- Membership Terms, Options & Renewal
Membership Options:
- Standard membership term is 12 months
- 6-month and month-to-month options may be available at an increased monthly rate
Our annual memberships are designed to offer the best overall value and a consistent home base within the community.
Renewal:
- Memberships renew automatically at the end of the selected term unless canceled
- Cancellation Policy (30-Day Notice)
- Memberships may be canceled with at least 30 days written notice
- Access continues through the notice period
- Fees during the notice period remain due and payable
Room and event booking cancellations follow the terms provided at the time of reservation.
- Access & Availability
- Access is based on your membership level or reservation
- Shared spaces are first-come, first-served unless reserved
- We may limit access for events, maintenance, or operational needs with reasonable notice
- Fees & Payment
- Fees must be paid on time to maintain access
- Late or failed payments may result in suspension or termination
- Fees are generally non-refundable unless otherwise stated
- Guests & Events
You are responsible for your guests and any events you host, including:
- Their conduct
- Any damage or disruption
- Compliance with these Terms and applicable laws
- Community Standards
This is a shared, creative environment. Please:
- Be respectful and inclusive
- Keep shared areas tidy
- Use headphones or take calls in appropriate areas
We may suspend access for behavior that disrupts the space or community.
- Property, Storage & Security
- Personal items are kept at your own risk
- We are not responsible for lost or stolen belongings
- We may remove or relocate unattended items as needed
- Access credentials may not be shared
- Internet & Technology
Internet access is provided as is without guarantees of uptime or security. You are responsible for protecting your data and devices.
- Mail & Business Use (If Included)
If your membership includes business address or mail services:
- Use must comply with all applicable laws
- You are responsible for your business activities and registrations
- Damage & Responsibility
You are responsible for any damage caused by you or your guests beyond normal wear and tear.
- Use at Your Own Risk (Texas)
To the fullest extent permitted under Texas law:
- You use the space at your own risk
- The Desk & Easel is not liable for personal injury or loss of personal property
- Limitation of Liability (Texas)
To the extent allowed by Texas law, our total liability for any claim will not exceed the amount you paid to us in the 30 days prior to the event giving rise to the claim.
We are not liable for indirect, incidental, or consequential damages, including lost profits or business interruption.
- Indemnification
You agree to indemnify and hold harmless The Desk & Easel, its owners, and staff from any claims, damages, or expenses arising from:
- Your use of the space
- Your business activities
- Your guests or events
- Termination & Revocation
Because this is a license (not a lease), we may suspend or revoke access if:
- Payments are not made
- These Terms are violated
- Behavior disrupts the space or community
- Governing Law (Texas)
These Terms are governed by the laws of the State of Texas, with venue in Grayson County, Texas.
- Changes to These Terms
We may update these Terms from time to time. Continued use of the space means you accept any updates.
